The trick in most homes is getting work done while you are still living in the house and choosing the right things items to focus your dollars on in order to maximize your return on investment. For example, focusing on the kitchen and bathrooms, re-finishing hardwood floors and fresh paint are almost always more efficacious than changing out the water heater, expanding a home or putting in a new patio. Certainly, these former items do add value, but they will not typically fetch more in a dollar for dollar return on investment, and - depending on your neighborhood - could be a net loss in the short run.

The advantage for sellers:

Buyers benefit as well:
With many homes sitting vacant and in need of some TLC after being purchased, buyers can benefit hugely by knowing how much the renovation will cost them BEFORE they go under contract on a new home. Guessing at the total cost of the new home (after renovation) is not a situation that I want my buyer clients to be in.
